Hard Money Loan Products

We have access to a wide variety of hard money loan products.  From residential property to commercial, mixed use, industrial, land, even special use and unique properties.  The main criteria for the private hard money loans we assist with is equity in the property.  If the deal makes sense, and there is sufficient equity, chances are we can structure a solution to meet your financing needs.

On residential property, we have access to funding up to 80% loan to value.  This is for purchases as well as cash out refinance transactions.  Typically these higher LTV programs are short term loans – twelve months to a few years.  For longer term options, we can also help – although the loan to value ratio likely will be slightly reduced.

On commercial property, we have hard money programs available that will finance up to 75% loan to value.  With these hard money commercial loans we can work with owner user properties as well as leased properties.  Even if a property is not leased or cash flowing, we have access to programs that can help.  For repositioning needs, we can finance based on the value of the real estate.  This can allow for funding without the need to calculate and meet stringent DSCR’s that the banks require.

On rehab, construction and construction completion projects, we can help structure hard money loans based on the completed value of the project.  These rehab loans are structured with a fund control for the cost of rehab or construction.  Often times they also have interest reserves built into them.  We can structure loans in this manner for a wide variety of property types as well as for subdivisions and unique projects.

Cannabis funding is another niche where we can assist.  Most banks are not making loans for cannabis use.  We have access to a number of programs that can assist with funding on cannabis properties.  Whether you are an owner operator, or you are obtaining licenses and making improvements to lease, we can help.

Land loans are another segment where we can help with private  hard money funding in Los Angeles and the surrounding areas.  On land loans, we can typically help put together funding for up to 50% of the value of the property.
